If you’re considering building a new home - especially your first home - working with a group home builder can be a great option. You’ll know what to expect, and can feel confident that you have a clear path to a modern, ready-to-live-in property.

However, many people think that choosing a new build means you have to stick with the standard fixtures and finishes. The truth is, you have much more flexibility than you might think. Making smart upgrades in the right places is a cost-effective way to add character, increase long-term value, and make your home feel uniquely yours.

Small cost, big impact

The vast majority of your build cost goes into the house itself, with interior materials, fixtures and fittings a small proportion of the total build budget. This means that interior upgrades, which have a huge impact on how much you enjoy living in your home, are only a small extra investment in the context of the total build.

So, how do you know where to invest?

It’s easy and cost-effective to change the small things about your home (like light fixtures and cabinet handles), so if you’re working to a tight budget we recommend sticking with the standard spec for these items.

However, it’s not as easy to replace foundational items (like carpet, tiles, and window treatments). This is where we recommend investing a little more during the build, to add value and boost your home’s livability. Here are some of the areas where a small upgrade can make a big difference.

From entranceways to splashbacks, bathrooms to laundries, your choice of tile can impact the overall look and feel of your home.

The cost difference between tile ranges isn’t dramatic, but the difference in quality certainly is. A standard spec tile might cost you $70* per square metre, but for $85 per square metre you could upgrade to a European-made tile that performs better, and lasts for longer. If you’d like to introduce a touch of luxury, a stunning top-of-the range tile might cost you $160 per square metre.

If your home has around 20m² of tile, that means an extra $300 - $1800 investment; a drop in the bucket in the context of your total build budget. And for that, you get to cook, shower or relax in a space you absolutely love.
